The super-equipped kitchen with everything you need (cutlery, plates, glasses, cups, coffee cups, pots, pans, salad bowl, salad spinner, various types of knives, cutting boards, tablecloth, breakfast placemats, kitchen towels) and the main kitchen appliances (microwave, toaster, italian moka for coffee, kettle). The bathroom with window is equipped with a comfortable chest of drawers, a large shower and a bidet. There are two air conditioning splits positioned the first, in the master bedroom, and the second, in the eat-in kitchen ensuring the cooling (or in the case of heating) of the whole apartment. The apartment is equipped with mosquito nets on all windows and patio doors. BOOKINGS WELL IN ADVANCE - DISCOUNTS FROM 5% TO 15%
By booking by April 7st, it will be possible to take advantage of a 8% discount for stays from May 12th to June 15th, by entering the code "Spring2025" at the time of booking.
By booking by Aprile 7st it will be possible to take advantage of a 5% discount for stays from June 16th to August 04th, by entering the code "Summer2025" at the time of booking.
By booking by June 15th it will be possible to take advantage of a 10% discount for stays from August 09th to November 12th, by entering the code "Autumn2025" at the time of booking.
PAYMENT METHODS (BANK TRANSFER OR CREDIT CARD)
At the time of booking, the customer pays a deposit, corresponding to 50% of the total cost of the stay. while the total balance of the reservation must be paid within 7 days before the arrival/beginning of the stay;
N.B. For reservations made within 28 days prior to the start of the stay, the total balance can be paid at check-in in cash or by card. (ATTENTION!!! If you intend to pay the balance by bank transfer, the same must be done at least 3 days before arrival).
CANCELLATION
In case of cancellation of the reservation, at any time up to 7 days before the beginning of the stay, the customer will not be entitled to a refund of the deposit. If the cancellation takes place within 7 days prior to arrival/check-in, or in case of no-show (NO-SHOW), the customer will not only lose the deposit but also the total balance.

Linen (sheets and bath towels) is provided at an extra price of 14 euros (per person per stay) included in the final price.
There is the possibility to add an extra bed in the double bedroom and thus accommodate a fifth person on request, paying a supplement equal to 12%.
For babies and children up to three years of age we provide a camping cot and a high chair free of charge.
In addition to the splendid location, it is a strategic point to visit numerous beautiful beaches of the island. The sandy beach of Lido is 950 meters (14 minutes) on foot, 1.5km by car; while the beaches of Barabarca and Zuccale can be reached in 10 minutes by car. The house is located just under 10 km from Portoferraio, just over 2 km from the picturesque town of Capoliveri and 3 km from Porto Azzurro. The last two are among the most beautiful and lively centers of the Island of Elba where you can spend pleasant evenings eating an ice cream, browsing among the many shops along the alleys, or listening to good music (there are many events organized by the local municipal administrations ). Not even 1 km away are a supermarket (COOP), a fish market, a bar, a couple of petrol stations and an excellent restaurant / pizzeria and a characteristic farmhouse. The Park of the Tuscan Archipelago offers the possibility of making numerous excursions. The Calamita promontory offers the possibility of splendid walking or cycling routes for mountain bike lovers and guided visits to the mines.
The car or a motorcycle / scooter is essential for getting around the island. Bus stop 1.2 km.
