Delightful apartment on the GROUND FLOOR (partly in the basement, but equipped with windows in all rooms) suitable for those who love tranquillity, which can accommodate up to 5 people (ideal for a family with three children or with grandparents "following", or for a group of friends), consists of a first double bedroom and a second bedroom (bunk bed and single bed). The super-equipped kitchen with everything you need (cutlery, plates, glasses, cups, coffee cups, pots, pans, salad bowl, salad spinner, various types of knives, cutting boards, laminated tablecloth, placemats for breakfast, tea towels) and the main kitchen appliances (DISHWASHER, microwave, toaster, coffee maker, kettle). The bathroom with window is equipped with a comfortable chest of drawers, a large shower and a bidet. There are two air conditioning splits positioned the first, in the master bedroom, and the second, in the eat-in kitchen, guaranteeing the cooling (or, if necessary, heating) of the whole apartment. The apartment is equipped with mosquito nets on all windows and French doors. The kitchen opens onto a large open space, partly paved and covered, equipped with a table made up of four chairs and two deck chairs for sunbathing or simply relaxing. Outside there is a washing machine for common use.
Although the apartment is partly basement, it has windows in every room, thanks to the presence of a scannafosso (corridor) that runs around the whole house. This allows for a generous exchange of air as well as allowing plenty of light to enter, especially during the central hours of the day (and beyond). The only drawback is that from the windows of the two bedrooms you cannot enjoy a view of the outside, which can instead be enjoyed from the large French window in the kitchen/dining area. The front of the house opens onto a large open space, partly covered, equipped with a table and four chairs and two deck chairs where you can sunbathe or simply relax. From here we dominate our olive grove and enjoy a wide panorama that ranges from the peaks of Monte Capanne to the Longone Fort of Porto Azzurro. In short, certainly a quiet location where you are surrounded by greenery and from which, despite being on the ground floor, you can enjoy a splendid panorama thanks to the elevated hillside position. In the apartment you will also find a guide in Italian and German of the main (about 100) beaches of Elba, as well as various brochures on activities that can be carried out on the island and the various equipment rental centers of all kinds.

BOOKINGS WELL IN ADVANCE - DISCOUNTS FROM 5% TO 15%
By booking by April 7st, it will be possible to take advantage of a 8% discount for stays from May 12th to June 15th, by entering the code "Spring2024" at the time of booking.
By booking by April 7st it will be possible to take advantage of a 5% discount for stays from June 16th to August 04th, by entering the code "Summer2024" at the time of booking.
By booking by June 15th it will be possible to take advantage of a 12% discount for stays from September 09th to November 04th, by entering the code "Autumn2024" at the time of booking.
PAYMENT METHODS (BANK TRANSFER OR CREDIT CARD)
At the time of booking, the customer pays a deposit, corresponding to 50% of the total cost of the stay. while the total balance of the reservation must be paid within 7 days before the arrival/beginning of the stay;
N.B. For reservations made within 28 days prior to the start of the stay, the total balance can be paid at check-in in cash or by card. (ATTENTION!!! If you intend to pay the balance by bank transfer, the same must be done at least 3 days before arrival).
CANCELLATION
In case of cancellation of the reservation, at any time up to 7 days before the beginning of the stay, the customer will not be entitled to a refund of the deposit. If the cancellation takes place within 7 days prior to arrival/check-in, or in case of no-show (NO-SHOW), the customer will not only lose the deposit but also the total balance.
